Upon completion, how many homes will be in the development?
There will be around 2500 homes, housing around 5000 people.
How many homes are available for purchase initially and what type/sizes and prices?
We are initially offering 23 properties for sale.
These homes include:
- 9 two-bedrooms
- 9 three-bedrooms
- 2 four-bedrooms
- 3 five-bedrooms
- 2 Terraces C, D, E and F in Lot 4 ranging from 68m2 to 218 m2
Pre-launch pricing of these 23 properties ranges from $789,000 to $1,650,000.

Will you offer regular viewings to see the development and available sites?
Yes, from March 2025, we will start to have regular viewing times. Please note, that outside these times (once published), viewings will be by appointment only.
We are also planning an open day around this time.

How much of the development will be ‘affordable housing?’
At least 10% of the homes in Te Awa Lakes will be affordable housing.
How many homes are being built in the first stage of the development, starting summer 2025?
In Stage 1, we will build approximately 150 homes plus the Village Centre.
In Summer 2025, GJ Gardner begins construction of the first 79 homes.
When will the first homes be completed?
Approximately February 2026.
If I choose to build a home during the early stages of the development, will there be a lot of noise and dust around my home as earthworks and construction continues?
No. A significant portion of the earthworks for the first four stages of the development are completed. This means there will be minimal disruptions for Stage 1 residents.
The developer is committed to managing noise and dust effectively by separating
construction areas from residential zones to ensure a comfortable living environment
for all residents.
When will titles on the homes be available?
Upon completion of construction on each property.
Development Information
Who owns the Te Awa Lakes project?
The JV Partners are Perry Group (headed by Simon Perry) and Schick Group (headed by Pat Peoples), with development being led by Richard Coventry and Lale Ieremia who are minor shareholders.
I read about alligator weed being in the development site. What has been done about it?
We have worked closely with Waikato Regional Council and together developed an earthworks methodology to help eradicate alligator weed. This methodology has proven very successful to date.
The development got underway in late 2021. What are the construction milestones achieved so far?
We achieved our planning consents in December 2020, and earthworks began in 2021.
We begin selling the first properties off-plan in February 2025 and begin constructing the first homes at the same time.
Bulk earthworks are well-advanced in three other stages along with installation of core infrastructure that will benefit the entire development.
We have secured Foster Develop and GJ Gardner as our key build partners, two of Waikato’s premier commercial and residential developers.
How much of an investment will it take to bring the development to conclusion?
Te Awa Lakes will be around a $3.0b development once fully completed including all housing and commercial buildings.
The Community
5000 new residents in Horotiu will put pressure on current roading. What plans are there to manage traffic flows
The Te Awa Lakes development has a comprehensive traffic management plan to address the increased demand on local roads.
Key measures include upgrades to roads and intersections to enhance capacity and safety, along with integrating public transport options to reduce reliance on private vehicles.
Additionally, the development will feature dedicated pedestrian and cycling pathways to encourage active transport.
We will implement infrastructure improvements in stages, aligning these with population growth to ensure traffic flows smoothly and congestion is minimised for both new and existing residents.
I see that residents must join the Residents’ Society. What is this and what will be the costs?
The Residents’ Society is a body established to manage and maintain shared amenities and communal spaces within the Te Awa Lakes community.
Membership is mandatory for all residents to ensure the upkeep of the neighbourhood’s overall quality and its community facilities.
The costs associated with the Residents’ Society, in the form of an annual fee, will cover expenses like landscaping, infrastructure maintenance, and community events.
We will provide all purchasers with full information about Residents’ Society fees and obligations.
What activities will be allowed on the lakes?
Residents can use small non-motorised craft, such as kayaks, paddleboards, and pedal
boats on the lake. All motorised boats will be prohibited.
Will public transport be available to residents?
Yes, we will integrate public transport options into the Te Awa Lakes development.
We will include provision for bus services and other public transport options, ensuring
residents have convenient and sustainable travel alternatives to connect with nearby areas and key destinations.
How big are the two lakes within the development?
Together the two lakes within the Te Awa Lakes development will cover approximately five (5) hectares and the main lake will be
750m long.
These two lakes will provide ample space for recreational activities, scenic views, and
community engagement. These lakes are central to the development’s design, offering
a unique, beautiful, vibrant environment for residents and visitors alike.
Schools and Medical Facilities
Will local schools cope with all these new families moving in? Are there plans for new schools?
Horotiu School currently has capacity to cater for Te Awa Lakes residents up to Year 8, and the Ministry of Education (MOE) is planning upgrades to the school to further
increase its capacity.
For secondary education, Te Awa Lakes is zoned for Fraser High School and Ngaruawahia High School, with the expectation that some students may also apply to out-of-zone schools.
Additionally, the Ministry of Education is expecting to build new primary and secondary schools in nearby Rotokauri, in the future, to support population growth in the wider area.
These measures will help ensure a range of great schooling options are available as the community grows.
Will there be any medical facilities incorporated into the development?
Yes. The Village Centre will include a new medical centre which will provide essential healthcare services for Te Awa Lakes residents.
What is the schooling zone for intermediate and high schools?
For secondary education, Te Awa Lakes is zoned for Fraser High School and Ngaruawahia High School, with the expectation that some students may also apply to out-of-zone schools.
Pubs, Restaurants, Retail and Entertainment
What retail is planned in the Village Centre?
The Village Centre at Te Awa Lakes will be a vibrant community hub, featuring a range of retail and service options.
Planned offerings include cafés, restaurants, boutique shops, a convenience store, and a medical centre to provide essential healthcare services for residents.
This wide variety of retail offerings will ensure the Village Centre meets the everyday needs of the community while fostering a lively, social atmosphere.
At one time you were planning to incorporate a water park in the development. Is this still happening?
No, the water park will no longer be part of the Te Awa Lakes development.
However, the lakes will remain a central feature of the community, offering a valuable amenity for recreation and leisure.
Additionally, the owners are considering plans for a recreation precinct near Te Awa Lakes.
These plans are still in development, and details are yet to be confirmed.
Will there be pubs and restaurants?
Yes. The Village Centre will include a range of restaurants and food outlets.
Plus, the development will include a pub and restaurant that will overlook the river, and the Te Awa River Ride walk- and cycleway.
Construction of the Village Centre will begin early 2026.
When do the first stand-alone sections come to the market, and what will the price range be?
Stand-alone sections are not available for purchase currently, however sections will be available as future stages of the development are released for sale. We don’t have any specific timeframes yet or pricing.
